PROPERTY MANAGER

The Earl Apartments, a 344-unit community located at 124 Southwest 62nd Street, Gainesville, FL, is actively seeking an experienced and motivated Property Manager to join our team. • Competitive salary: $70,000 - $75,000 annually (based on experience)

• Up to $8,400 in total bonus potential 
  • Quarterly Property Performance Bonus (up to $1,200/quarter)
  • Monthly Delinquency Bonus Potential of $300

• Build and maintain a strong, engaged resident community through events and programs

• Ensure timely resolution of resident requests, complaints, and maintenance work orders

• Operate the property within established budgets and financial guidelines

• Lead, motivate, and develop a high-performing on-site team

• Ensure compliance with fair housing laws, regulations, and company policies

• Oversee maintenance processes, small capital projects, and rehab initiatives

• Manage reporting, recordkeeping, and performance tracking accurately and efficiently

• 2+ years of property management experience in multi-family housing

• Supervisory experience with 4+ employees preferred

• Proficiency with industry software (Yardi a plus)

• Familiarity with voucher/housing programs (preferred but not required)

• Strong understanding of fair housing and property management regulations

• Budget management and reporting experience

• Working knowledge of maintenance processes and project oversight
